ALFORIS REAL ESTATE

FEE STRUCTURE & PRICING SCHEDULE

This Fee Structure & Pricing Schedule (“Fee Schedule”) applies to all Services provided by Alforis Real Estate (“Alforis”) and is incorporated by reference into the Alforis Real Estate Management Agreement and the Terms & Conditions. By engaging Alforis or using any Services, Owner agrees to all fees, charges, and billing practices set forth herein, as amended from time to time.


1. INITIATION FEE

1.1 A non-refundable initiation fee of CAD $49.85 is charged per property at the commencement of Services.
1.2 This fee covers account setup, system onboarding, and initial processing.
1.3 This fee is due immediately upon signup and is non-waivable and non-refundable under any circumstances.


2. MANAGEMENT FEE

2.1 Monthly Fee: 7% to 10% of Gross Rent for each Covered Property.
2.2 The exact percentage is confirmed in writing by Alforis via email.
2.3 This fee applies whether or not rent is actually collected by Owner.
2.4 No offsets, credits, or reductions are permitted.
2.5 Minimum monthly fee may be applied at Alforis’ discretion.


3. LEASING / TENANT PLACEMENT FEE

3.1 Current Rate: $0 (no leasing fee at this time).
3.2 Future Changes: Alforis reserves the right to introduce or modify leasing fees at any time with thirty (30) days’ written notice.
3.3 New leasing fees will automatically apply to all future tenancies.


4. RENEWAL / EXTENSION FEES (IF INTRODUCED)

4.1 Not currently charged.
4.2 Alforis reserves the right to introduce a renewal fee in the future with notice.


5. DISBURSEMENTS & REIMBURSABLE EXPENSES

Owner shall reimburse Alforis for all direct out-of-pocket expenses incurred in connection with the Properties or Services, including but not limited to:
(a) Listing and advertising fees (Rentfaster, Rentals.ca, Facebook ads, etc.)
(b) Photography, videography, drone footage, virtual tours
(c) Graphic design, floorplans, staging materials
(d) Travel and mileage for property visits or vendor coordination
(e) Permits, licensing, or government filing fees
(f) Postage, courier, printing, signage
(g) Vendor and contractor invoices
(h) Software tools, digital platforms, and third-party service subscriptions used for Owner’s property
(i) Utilities or service activation/deactivation if arranged by Alforis

All disbursements are due in full and non-negotiable.


6. ADMINISTRATIVE & COORDINATION FEES

Alforis may charge administrative or coordination fees for services beyond standard scope, including:
(a) Maintenance coordination beyond routine tasks: $25–$150 per occurrence
(b) Multi-vendor project coordination: $50–$250 per project
(c) Complex scheduling or tenant communication: $25–$100 per instance
(d) Document preparation or custom paperwork: $25–$150
(e) Government or compliance submissions: $50–$250
(f) Insurance claim coordination: $100–$500 depending on scope
(g) Legal or RTDRS support (non-legal advice): $50–$200 per incident

Alforis determines applicable fees at its sole discretion.

Maintenance Billing Policy: To keep your property running smoothly and avoid delays, you authorize Alforis to coordinate repairs on your behalf. For any non-emergency repair up to $300 CAD, we may proceed automatically and may temporarily charge the full $300 to the card on file, with any difference credited back to you once the final invoice is received. For any non-urgent repair above $300, we will always request your approval before moving forward unless you have given us written permission otherwise. In the event of an emergency, defined as any issue that risks health, safety, habitability, or property damage, we may take immediate action for any amount necessary to protect the property and will bill you directly. Alforis Real Estate is not responsible for any damages or losses resulting from tradespersons or timelines to obtain maintenance services. You will always receive clear receipts and summaries so you stay informed while we ensure fast, effective, and professional operations.


7. INSPECTIONS

7.1 Standard Inspection (with report): CAD $100 per visit.
7.2 Specialty or move-out inspections may incur additional charges.
7.3 Same-day or urgent inspection requests may incur a rush fee.


8. EMERGENCY & AFTER-HOURS FEES

8.1 Alforis may charge an Emergency Response Fee if an emergency situation requires immediate coordination or after-hours intervention.
8.2 Standard emergency response fee: CAD $100–$300 per incident.
8.3 If Owner is unreachable within the required timeframe during an emergency, Alforis may proceed and charge additional coordination fees as necessary.
8.4 After-hours, weekends, or holidays may incur premium rates.


9. LATE FEES & INTEREST

9.1 Declined or late payment fee: CAD $75 per occurrence.
9.2 Interest: 2% per month (24% per annum) on all overdue balances.
9.3 Failure to pay may result in suspension or termination of Services.


10. TECHNOLOGY & PLATFORM FEES

Alforis may charge:
(a) Platform access fees or subscription fees (if introduced)
(b) Account reactivation fees if suspended or closed
(c) Data retrieval, export, or archival fees
(d) Custom reporting or dashboard fees

Any such fees will be communicated to Owner or posted on the Alforis website.


11. OPTIONAL PREMIUM SERVICES

Premium or value-add services may be offered, including but not limited to:
(a) Staging coordination
(b) Renovation or project management
(c) Investment analysis or portfolio consulting
(d) Market research reports
(e) Custom landlord branding or website creation
(f) Tenant retention or community programs
(g) VIP concierge services

Pricing for premium services is determined on a case-by-case or published basis and billed separately. Owner must opt in to premium services.


12. CUSTOM WORK / CONSULTING FEES

12.1 Any service outside normal scope may be billed at an hourly rate:
Standard Rate: CAD $150/hour (1-hour minimum, billed in 30-minute increments).
12.2 Alforis will determine whether work qualifies as custom or billable consulting.


13. FEE ADJUSTMENT RIGHTS

13.1 Alforis may modify, add, or remove fees at any time.
13.2 Fee changes are effective upon thirty (30) days’ written notice or posting online.
13.3 Continued use of Services after effective date constitutes acceptance of new fees.
13.4 No additional signature is required.


14. BILLING AND PAYMENT TERMS

14.1 All fees are automatically billed via Stripe to the credit card on file.
14.2 Billing occurs on the 1st of each month, or as otherwise scheduled.
14.3 One-time fees or disbursements may be billed immediately when incurred.
14.4 All payments are final and non-refundable.
14.5 Owner waives chargeback rights except in cases of proven fraud.


15. TAXES

15.1 All fees are subject to applicable taxes (e.g., GST/HST).
15.2 Owner is responsible for all taxes imposed on payments to Alforis.


16. SURVIVAL OF FEES

16.1 All accrued or incurred fees remain due after termination of Services.
16.2 Early termination by Owner triggers liquidated damages as set out in the Management Agreement.
16.3 Alforis may continue to invoice Owner after termination until all outstanding balances are paid in full.


17. ENFORCEMENT COSTS

If Alforis must take action to collect unpaid fees or enforce this Fee Schedule or any agreement, Owner shall pay all costs, including:
(a) legal fees;
(b) court or arbitration costs;
(c) collection agency fees;
(d) administrative recovery fees.

These obligations survive termination.


18. NO SET-OFF OR WITHHOLDING

Owner shall not withhold, delay, or set-off any payment due to Alforis for any reason, including tenant non-payment, disputes, or dissatisfaction. All fees are absolute and unconditional.


19. SEVERABILITY

If any fee or provision in this Fee Schedule is held unenforceable, the remainder remains in full force. Invalid provisions shall be replaced with the closest enforceable equivalent.


20. AMENDMENT AND PRECEDENCE

20.1 This Fee Schedule may be amended by Alforis at any time.
20.2 In the event of conflict:
(a) The Management Agreement governs service scope and legal relationship;
(b) This Fee Schedule governs all fees, payments, and financial obligations;
(c) The Terms & Conditions govern usage of platform and general policies.
All three documents operate together to protect Alforis.


21. ACCEPTANCE

By engaging Alforis, designating any property for Services, or continuing to use the Services, Owner acknowledges and agrees to this Fee Schedule and all future amendments, and authorizes all charges as set out herein.
